I'm guessing that such a venture might be prohibitively expensive. That being said, I suspect, some older-style properties could be bought on the market for reasonably large sums of cash, under the intent of conversion to residential/light commercial space. Some older, smaller facilities may suit that purpose well, and parts of them could be kept for...well....fun.

Running a kink-based business is always difficult, between zoning, liability, and other concerns, it's never easy. If converted to light commercial, such a building could play host to MANY different kinks, not just medical play. And while difficult, running such a business is NOT impossible. Several locations in the US currently serve this purpose. The location would have to be carefully selected, based on legal needs, client availability, etc. Some places are more friendly to such establishments (New York has a few major ones, Nevada is friendly to pay-for-kink things as well). Some places, not so much. Non-US based locations are also an option, based, again, on the legal system in play, and the availability of clients. There are MANY more of these types of places outside of the US, however, and we would compete for clients pretty heavily with them.
But older medical buildings could also fit this purpose. We could even buy an old ambulance for pickup of....patients 😉
